Why a video tour

Show the layout before the viewing.

A video tour answers what photos can’t: how the rooms connect, how much light reaches the living room in the afternoon, and what the view looks like from the sofa rather than the edge of the balcony. People who still book a viewing after watching it already like the layout.

Portals favour it as well. Bayut’s agent guide says listings with videos generate more leads on its site, and property seekers can filter their search to show only listings that have a video tour.

The shot list

What a good property walkthrough video shows, in order.

Viewers should never wonder which room they’re in. We film the home in the order you’d walk it with a buyer.

  • i.

    Arrival

The approach, the lobby or gate, and the front door. First impressions start before the key turns.

  • ii.

    Living and dining

The main room from its best corner first, then a slow walk through it, so the size reads properly.

  • iii.

    Kitchen

Worktops, appliances and storage, close enough that the quality of the finish is obvious.

  • iv.

    Bedrooms and bathrooms

The main bedroom first, then the rest. Wardrobes, en-suites and the view from each window.

  • v.

    Outdoor space

Balcony, terrace, garden or private pool, filmed in the best light the day allows.

  • vi.

    Building and community

Shared pool, gym, parking and play areas, and what’s within walking distance of the door.

Tour types

Villa tours, apartment tours and everything between.

  • i.

    Apartment video tour

Studios to penthouses. Most apartments need about a minute on screen: long enough for every room, short enough for a phone.

    Sale · rent
  • ii.

    Villa video tour

More rooms and more outside space. Start at the gate, finish in the garden or by the pool, and keep the floors in order so nobody gets lost.

    Townhouses · villas
  • iii.

    High-end listing film

Penthouses and waterfront homes get a slower edit with music, detail shots and the view at golden hour.

    Premium homes
  • iv.

    Rental and holiday homes

A quick tour for landlords and short-stay operators that answers a tenant’s first questions before they pick up the phone.

    Landlords · operators
  • v.

    Agent-presented tour

The broker walks the home on camera and talks through it. It works well on Instagram and TikTok, and builds the agent’s own profile.

Video or 360?

Video tour or virtual tour?

A 360 virtual tour lets viewers click from room to room at their own pace. A video tour is a guided walk: you choose the order, add music, a voiceover or the agent on camera, and cut out anything that doesn’t help the sale.

The practical difference is where it plays. A video file works on a portal, in a WhatsApp chat, on Instagram and in an email, with no special viewer. Some agents use both: the 360 for people ready to explore, the video to get them interested in the first place.

Getting it online

From the shoot to the portal.

Bayut’s agent guide says video tours are added as a link to a video hosted on YouTube, Vimeo or DailyMotion, not as a file upload. So the landscape master is the version for your channel and the portals. Vertical cuts go to Reels, TikTok and WhatsApp status.

Before any ad goes live, check your emirate’s permit rules. Dubai ads carry a Madmoun QR code, and Abu Dhabi listings need a Madhmoun permit. Our Dubai and Abu Dhabi pages explain both.

FAQs

Property video tour FAQs.

i.What is a property video tour?

A walkthrough video of a home or commercial space, filmed room by room and edited into a short film that buyers or tenants can watch before they book a viewing.

ii.How long should an apartment video tour be?

Long enough to show every room, short enough to watch on a phone. For most apartments that is about a minute; large villas can run longer.

iii.Is a video tour the same as a 360 virtual tour?

No. A 360 tour is interactive and needs its own viewer. A video tour is a guided, edited walk that plays anywhere, including WhatsApp.

iv.Can I add the video to my Bayut listing?

Yes. Bayut’s agent guide says video tours are added as a link, so upload the video to YouTube, Vimeo or DailyMotion and paste the link into the listing.

v.Do you film rental and holiday homes?

Yes, as well as homes for sale and commercial units such as offices and shops.

vi.Can the agent appear in the video?

Yes. Agent-presented tours suit Instagram and TikTok. We plan the route through the home and the key points with the agent before filming.
